At one time in 2010 there were over 105 distressed single family homes, currently there are 43 distressed properties. Of these 43, 4 are under contract and another 7 are actively listed. As this distressed inventory decreases we see prices rise. We see this when we look at the number of homes that have closed in 2011 vs 2012 and their prices. In 2011, 395 single family homes sold in Paradise Valley, of those on 1 acre or more the average price was $1,638,000.

 

Paradise Valley Homes

In 2012 the number of closed homes was almost identical, 391, so demand essentially was the same. The average price of homes on one acre or more rose to $1,721,000, an increase of 5% over the year before. While these numbers are not as high as the median price increases in Metro Phoenix one has to remember, the luxury market trails by 18-24 months at the 1.5-2.5 million dollar price point.  The other caveat to keep in mind is of the 391 homes sold, 241 were on acre or more, and 319 on 35,000 sq feet or more in 2012. The number of homes on an acre or more increased ever so slightly from 237 in 2011. So things are headed in the right direction for both price and lot sizes.

Another interesting note is the number of new builds in Paradise Valley. Currently there are 12 new build homes built in 2012, or 2013 that are on the market on a lot 1 acre or more. Compare that to 2007 when over 100 were under construction (113). If one wants a new home the options are currently limited. New build construction hit a low in Paradise Valley in 2012 with only 34 new homes being built. Compare that to 2009 when 263 new builds, most of which were started in 2006 and 2007 at market peak were completed.

They did not want to be annexed by either city. Why? Because they wanted to keep the larger lots, and keep out commercial businesses from being in their (area) now a town. To note when you go from one to the other  Paradise Valley  has some old monument signs you will see as you enter the Town. Tatum & Shea, coming in from the east on McDonald or Cheney, and many other places. These will be replaced with the newer entryway signs one sees driving eastbound on Lincoln, coming in from the Biltmore area at 32nd Street & Lincoln.

Town of Paradise ValleyThe old entry way signs have an image of Camelback Mountain on the background, with “Welcome to Paradise Valley.” They do look dated and quaint. The Town has recognized this for years and now has budgeted to replace the old signs.  The new signs are more a western contemporary “ranch” look with a cube of rocks in a rusted metal wire. On top of the rocks is a large sheet of rusting steel with “Welcome” on the top line and “Town of Paradise Valley” on the bottom line (see below). A sleeker, more modern look combined with elements of the old west.  A style similar to the theme at DC Ranch’s Market Street, and throughout much of DC Ranch in N Scottsdale.

A rendering is below, and for the real deal, one can see it at the SE corner of 32nd Street & Lincoln. Soon these will also be seen at:

Invergordon (64th Street) & Mountain View Roads (Coming in south on 64th street from Shea)

There are 236 homes that are active on the market, 38 are “active with contingencies.” Most of those “active with contingencies” are short sales with accepted offers, contingent upon bank approval. I am not sure how “active” they are once they have an accepted offer but that is how ARMLS classifies them. There are currently 27 homes pending. Currently there is 1, read that again, one, foreclosure listing in Paradise Valley  (list price is $2.4 M). Currently there are 71 homes with a trustee (foreclosure notice). Of these, over 12 are AWC (active with contingencies), 2 are pending, 7 are actively listed without offers, the rest appear headed back to the lender.

In the second quarter (Q2) of 2012 there were 124 closings, slightly down from 2011′s 134, but significantly up from 2010′s 91. This is not unlike the rest of the Metro Phoenix Real Estate Market. Transactions have dropped due to a lack of inventory.

Starting in Jan 24, 2012 there were 296 homes on the market in Paradise Valley Arizona , now there is 236 active homes. A significant drop. But what is very interesting is when one slices it up by price point.

Jan 2012 there were 67 homes under 1.0 million, now there are 32. Jan 2012 there were 103 homes between 1-2 million, now there are 77. So under 2.0 Million, the inventory dropped from 170 to 99 in just under 6 months! That is a 42% drop. Paradise Valley home inventory between 2-3 million was at 61 in Jan 2012 and still is at 61 homes now. From 3.0-5.0 Million, it was 47 and is now 43, so a slight drop there. Over 5.0 million there was 27 in Jan 2012 and now there is 24. So roughly a 10% inventory drop at the top of the market.

The sweet spot in Paradise Valley is under 2.0 million. With the inventory dropping so rapidly there is upward pressure on home priced under $2,000,000 but particularly under $1.0 M. I would expect the inventory to drop in the 2.0-3.0 M inventory next spring and then we will see significant upward price changes occurring through 80% of the price point market. That is particularly evident currently in properties under 1.0 million. As long as demand stays steady as it has, with supply dropping, prices are increasing.

Over all prices in Q2 2012 were up 1.02% from Q2 2011 ($294/sq foot vs $288/sq foot) so the tilt back upward after a 5 year fall has begun.

Prices are up, transactions are down, but inventory is even lower giving buyers fewer homes to choose from. This in turn is driving up prices. Demand is still there but many buyers don’t want to over pay. However the inventory levels may leave them behind if they don’t buy now. Finally its tilting back to a seller’s market again in the less expensive segment of Paradise Valley.

The home was under renovation and the contractors found approximately $500,000 hidden in the walls. This week, the Court of Appeals decided that the Paradise Valley AZ  family that sold the home in 2008 were the rightful owners of $500,000 in cash. The home had been the property of Robert Spann, the CEO of Gilbert Corning who passed away in 2001. The daughters of Mr Spann, Kim Spann & Karen Spann took possession of the home after his death. The sisters apparently found other cash, bonds, gold and valuables before they sold the home in 2008.

The contractor interestingly enough tried to keep the money for himself initially until his employees informed the owners. The new owners assumed it was theirs. Finders keepers, losers weepers right? Apparently the appellate judge felt otherwise and awarded the sisters the money, stating it was not abandoned but misplaced.

Unanswered is how the Spann sisters found out about the money. One would assume the Paradise Valley  police as the owner called the police when they found out about the money. It would be normal for the owners to think the money was theirs, as it came out of the home they purchased.  If they had known what the law would have determined, would they have simply split the money up between them? Human nature probably says yes. How would the former owners have ever found out about it? They only knew because the police had been called. This was an appellate court decision so the decision has already been appealed.
